Selling a home in this market is NOT like it used to be. Gone are the days of simply putting a sign in the yard and having your home sold. In this market, a successful track record and proven techniques MUST be considered when hiring an agent to represent possibly your biggest financial investment. Our entire focus when we agree to go to work WITH our clients is to get their home sold. There is a subtle difference there. It’s not for us to sell your home, but to get your home sold. We know that when we focus on ANYTHING besides getting your home sold for the most amount of money on the shortest time with the fewest hassles, we are doing a disservice to you. Sometimes, it’s best if you sell the home without a REALTOR, and sometimes it’s in your best interest to have someone else help you in the selling process. Often, partnering with us is the best way. Whichever way you choose, it is always about you and your home.
When we meet with our clients for the initial consultation which takes just 15-20 minutes, we discuss the home, marketing strategies that you think would be beneficial, the market and of course your pricing options. This consultation is about providing information about the market, our marketing, our heightened communication schedule and seeing if we are even a fit to possibly work together
There are 4 major points to our STRATEGIC ADVANTAGE program:
- Cancel Whenever You Like. If you’re not happy, fire us! You’re in control. I think you’ll be happy because I outsell the average agent 10-1, and we do it with more communication, more marketing and more professionalism than the other guys (maybe that’s why we outsell them?). Simply tell me you want to cancel the contract by sending me an e-mail or letter and give me 30 days to stop all the marketing. It's that simple!
- Sell The Home Yourself & Pay Yourself the Commission. If you find the buyer, pay yourself the Buyer's Agent commission, not us (the buyer can’t be working with another real estate agent). You were able to find the buyer, you deserve to keep the commission. We'll handle everything to assure you're protected and make sure your home closes. We'll be there for inspections, hold escrow, do the required title searches and exams as well as so much more, and not charge you a penny more! We like to think of it as a race. Let's both work very hard to sell your home!
- NO Advance Fees of Any Kind. Service first, offers first, your home sold first. No "pay in advance" fees. You want results first and we beleieve you should get them. There are salespeople out there that will insist you pay them no matter what. We're not those people. Let us produce results first!
- No Pressure Offer Presentation. I will never allow you to be “pressured” by the
Buyer’s agent. All offers will be delivered or faxed to my office and then presented to you via fax or over the phone to allow you to make the best decision in private without added pressure.
There’s no secret, a lot of people are wondering about this plan. It’s very strait forward, and works just like it sounds.
Everyone always asks “What’s the catch?”
Well, this is NOT for everyone. If you want to sell your home only if the “Perfect person from California with cash and has to buy a home today, looks only at your home and is not interested in shopping around to see other homes” then this plan is NOT the right fit for you. In fact, we’re probably not the best fit for you either.
We work with serious sellers who want as much as possible for their homes in the current market and value communication, service and expertise. We DO NOT just place a sign in the yard and hope your home sells!
THE CATCH
- The home has to be priced well.
- Well is NOT giving it away (If you want to sell your home for less than it’s worth, have at it. There are people who specialize in selling undervalued homes, just not us.)
- Well is NOT below market value.
- Well IS priced within range of the comparative homes that are currently on the market and have recently sold (This is not a made up number- we’ll look closely at the market and from there we’ll be able to see where it should be priced.).
- Well IS a price that causes buyers to WANT to see your home (If they do not come in, we will never sell your home!).
- Well IS aggressive enough to prompt an offer (then we can negotiate from there!)
- The home must be available to show and ready to show on most any occasion
(Obviously, there are some exceptions. Family may be over, birthday party, etc.)
- If no one chooses to look at the home over an extended time frame, marketing and pricing must be looked at to cause buyers to want to see the home.
